Hey all,

I work as the Marketing Director for a construction company and am in need to a good database software that would help me organize and store out project information. Currently, each projects has its own Excel spreadsheet with lines for each detail : Name, Owner, Size, Costs, Architect, etc. This is fine for simply storing, but retrieving the data quickly isn’t really an option.

I’m looking for a database that allows for lots of details and is easy to search. Would also like to store pictures and documents (construction meeting minutes) for each project somewhere in the database, or at least have some sort of link to find them easily.

I just want all the information in one place that is easily searchable for when I’m on a deadline. FileMakerPro has been suggested, but I want to make sure before we spend a lot of money on the program that it’s the best one.

Please help!

Amanda

I lived in SoCal looking for work. Moved to Hawaii to help my brother expand his landscape business. We just added another guy to our crew making it 3 of us. We work Mon-Wed full days from around 8 am to 4 pm. Only pays me 0/month because I gave him that fair amount as he caught up on bills and stuff. I also do the invoicing and all the paperwork that is needed. Also join him in some of the projects that need to be done like fixing valves, pipes, new plants, etc. I live with him and he pays for food and stuff. Don’t pay rent. They want to move to a bigger house and wants to charge me for a room to help pay the bigger rent or mortgage. I can’t afford that because I want to save my money for several months and reinvest it into my own side business (RE Investing). Thats where I stand now, but now rethinking my options as follows:

I can stay and get a raise to 0 and do the same thing, hopefully in the future he switches the business from sole proprietor to a corporation and possibly go 50/50? I wouldn’t mind going 60/40. But at least now I am part owner officially. Also by then running my business that he wants to join as well when he gets bigger and has the money to invest.

Or I can move back to Cali but this time to NorCal with my aunt because my mom told me about a cleaning houses job that pays /hr that she would like to do (Dad won’t allow her to leave). She probably won’t charge me for rent, if so maybe a couple hundred which would be fine be me if I were to get paid /hr. So I thought about getting that type of job more than what my brother pays me now by more than double. I can then save more even faster than now. Start by business investment there. Then maybe by that time if my brother is o.k. with this plan, then I can join him again or if not still partner with him if he wants to invest with me.

Then my uncle said he could get me a landscaping job. My friend was working at a construction site and so forth. All these jobs that are now available to me after I moved away is like man, got me thinking.

My goal is just to be able to pursue my own business to the point that all those small jobs are no longer necessary. Also because I am not paying bills yet so it gives me an opportunity to save up a lot and invest it. Really looking to save up around ,500-K to start investing. So its really not that much capital that you need.

In Hawaii I am stuck on the island of Maui that has no REIA clubs and so forth to help me. I can only do so much here with limited resources. I have lived here for like 4 months now and got to do a lot here. Now its just like what to do next that’ll benefit me for my future family? Is it best I stay here or take another step that’ll hopefully lead to a better position? California has a lot more resources and able to drive around vs flying back and forth which costs more.

So what would you do in my position? Stay and grow a business with a brother and hopefully IS split between both or maybe his wife included? Or go with your aunt and save up to start something of your own without knowing the outcome?

One you save slowly, while the other you save faster. One is more secure, while the other has more risk to it.

I need help with the following problem and 2 questions below it. If anyone can help I would appreciate it.
Note that there are three columns (with cash flows), it just formats weird when I put in in yahoo answers.

Jeremy is the owner of a small construction company. He is thinking about purchasing some construction equipment; however, he knows that the economy will have a major impact on his future cash flows. He is not quire sure what to do with the scenario data that his financial officer gave him, and needs advice.

Scenario Analysis
Worst case – Most Likely – Best case
30% Probability – 50% Probability – 20% Probability
Cost of investment(Year 0) 8,000 8,000 8,000
Year 1 Net Cash Flow ,500 ,500 ,500
Year 2 Net Cash Flow ,800 ,020 0,450
Year 3 Net Cash Flow ,600 2,500 4,800
Year 4 Net Cash Flow ,000 ,800 2,500
Year 5 Net Cash Flow ,500 ,000 ,400
Salvage value (end of year 5) ,000 ,000 ,000

It is explained to Jeremy that the expected return of the project is the sum of the weighted expected returns from each scenario.

Help with these two questions given the info above and explanation would be appreciated.

1) Does the project make sense if the cost of capital is 12%?

2 ) Does the project make sense if Jeremy demands an internal rate of return of 15%?

Can I claim unemployment benefits if I have to quit my job for being transferred/demoted?

There is a very good chance that a previous salesperson who lost his job at another company will be put into my position. He is a "rock star" salesmen. I am a very high caliber salesmen myself but this guy has been in the industry for 30 years.

Anyway. It appears that the owner has approached this person and he will have pick on what store he works at. If he picks my store (which he will because it is where the majority of business is conducted in the state) I will more than likely be asked to transfer to a store that is in a different city. The commute is about 55 miles a day. Add on the monstrous construction project on the major interstate for the next 2 years making my drive time about an hour each way. That is not necessarily a deal breaker but I certainly will despise the commute. I know my car will not handle this either as I have been putting many repairs into it. I have no way of moving out because I will pay much more in that city than I am now. Not to mention that if I move out, my brother will not be able to pay me back the 4k that he owes me since he will have to put that money into paying it himself.

The biggest kicker here, is that the market I would be selling in is completely dead. There have been no attempts to improve it and I would basically be in the "arm pit" of the industry in our state (which is Utah by the way).

Are these valid reasons for unemployment to allow me benefits? If I were to attempt this move would unemployment allow me to claim after I gave it a shot and it didn’t work? Any answers will be much appreicated

i dont need specific measurements. i would like two windows and a door if possible. Im rebuilding a guest bedroom/ storage shed/. The floor is half concrete and half osb floor. or it used to be . it rotted out and is mainly mud. the roof was completely done with spliced 2×4s ( prevouis owners) and i disconnected the power from the breaker a few months ago ( kept tripping due to water damage) im going to carefully remove all the roof. mark the rafters and replace with solid pieces (only going to salvage the concrete side) build a load bearing wall (i have an idea on how to frame it ive done partition walls before but am a bit nervous about this i have some construction background but always as someones help) connected to the other sides then im going to deattach the rotten side and remove the exterior walls then take down the house frame.i would like two windows to take advantage of the natural sunlight and a door in the middle. then redo the roof and eventually get the power reconnected. im going to gut all the walls and inspect prior so i can know what i need to replace. IM looking for any helpful information. ohh should i use concrete nails or anchor bolts. i asked a lumber yard assistant and they recommended concrete nails with a spiral groove for a the load bearing walls. i rember using L shaped ancor bolts when we built foundation walls then we put a plastic cover inbetween the sill and concrete then bolted them down and put wooden I beams. ?? spiral nails or anchor bolts and any images of load bearing walls or reading material that may be helpful. i have all my carpentry books packed out of state and cant find much online.
